Happy Valentines Day and happy Groundhog Day! It seems as though Punxsutawney Phil saw his shadow on the second and that we’re all in for another 6 weeks of winter. Stay warm, please!

So, what happened with Lochwood home sales in January? Well, it is all outlined for you here. In all, 8 home sales closed last month ranging in price from $219,000 to $645,000, which brings us to a median sale price of $391,000 for the month of January. One month of inventory is quite low, but was in line with the inventory level in January 2017. The median number of days on market ticked up from 14 to 44.

The lists below contains details for all of the transactions that closed last month as well as year-over-year numbers for comparison. The sales in italicized type are for homes located between Sunland and Jupiter.

My listing at 10910 Ridgemeadow, which is noted above, sold on January 31. Believe it or not, despite being on the market for 70 days, the seller did received multiple offers within days of making a slight price reduction. Ultimately, the home sold for 100% of the new list price. Congratulations to my sellers!
